• Which areas of a house does a home inspector examine?

  A home inspection is a visual examination of the home’s major structure, systems, and components that are visible and safely accessible. Buying a home is typically the biggest investment you will ever make, so it’s important to get a home inspection because the inspector can find and document defects that may or may not be obvious to you as a prospective buyer.  Such defects can range from simple replacements or repairs to severe damage or safety and health concerns.

• “Is this issue major or minor?”

  Defects in houses are typically fall in the categories of major, minor and cosmetic types. Examples of a major defect are the components or systems that are non-working, non-functioning or unsafe, and requires a professional contractor to correct or replace them. Minor defect is a non-functioning system or component that may be corrected or replaced by a professional contractor or the homeowner. Cosmetic defect has superficial flaws in the appearance of a system or component that does not interfere with its safety or functionality. Our professional home inspectors are trained to recognize the material defects that are specific issues with a system or component of a property that may have a significant, adverse impact on the value of the property, or that poses a safety hazard to people. The fact that a system or component has typical wear-and-tear or near, at or beyond the end of its normal useful life, is not a material defect.

• “How much longer does the roof have?”

  The type of roof, roofing material, installation, and maintenance play key roles in the longevity of a roof. An average roof with 3-tab asphalt shingles can last 15–40 years, depending on the quality, durability, and type of roofing material. Metal, Clay or Slate Tile roofs can last two to three times longer than the asphalt ones. It’s wise to consider replacing your roof when it’s nearing its expected lifespan, even if it’s not visibly leaking.

• “Are the cracks in the walls serious?”

  Depending on their size and pattern the cracks can be a result of structural issues. Small size hairline cracks due to shrinkage or minor settling are typically of a low concern but need to be sealed. Moderate — cracks between about ¼-inch and ¾-inch are more likely to be serious and may need professional repairs. Severe — cracks of 1-inch wide or larger could be a sign of structural damage and need to be evaluated and repaired by a professional.

• “Are there any flooding issues?”

  Water damage to your home can be a serious situation leading to health problems, safety concerns, and expensive repairs. Flooding is not always the main cause of water damage. Often the hidden issues from leaky pipes, faulty appliances, roof leaks, clogged gutters and such areas can create water damage without homeowner’s awareness.  A professional Home Inspector can help identify signs of water damage and recommend further immediate steps to confirm, remedy, improve, or prevent reoccurrence.
